Rental Requirements
Income/Credit

Gross household income must be at least 3 times the monthly rent of the property​

For example, if rent is $1,400, combined monthly household income must be at least $4,200 before tax​

Income verification provided in the form of pay stubs, bank statements, or W-2

Employment verification

Out-of-state applicants must provide either proof of job transfer or job offer​

Security deposit paid prior to occupancy

Credit score of 600 or higher

If applying as a group, at least 1 applicant must meet this requirement

History

Previous landlord reference

No felony charges or criminal record within the past 7 years

No active bankruptcy

No history of evictions
Identification / General

Valid photo ID such as a driver’s license or passport

Each occupant 18 or older must complete an online application and pay $60 application fee

Proof of utilities transfer into tenant’s name prior to occupancy

Must obtain a renter’s insurance policy

No smoking inside premises for all properties
Pet Policy
